1. Blocked Drains
Dubai's hard water causes limescale to build up in pipes, progressively narrowing the flow. Combined with hair, soap, and grease, blockages are almost inevitable without regular maintenance. We recommend a hydro-jet drain clean every 12–18 months.
2. Water Pressure Problems
Low water pressure is common in older Dubai buildings and villas. The main causes are: mineral deposits in pipes reducing flow, failing pressure regulators, or issues with the building's pump. High pressure (above 80 psi) causes pipe fatigue and burst joints.
3. Water Heater Issues
Dubai's extremely hard water destroys water heater elements and tanks within 3–5 years without treatment. Signs of failure: lukewarm water, discoloured water, rumbling noises from the tank, or visible corrosion around fittings.
4. Running Toilets
A running toilet wastes up to 200 litres of water per day — a significant expense given DEWA's tiered water pricing. The cause is almost always a faulty flapper valve (AED 30 to replace yourself) or a worn fill valve.
5. Pipe Corrosion and Leaks
Dubai's aggressive water chemistry corrodes low-quality pipes within years. Signs include discoloured water (brown or orange tint), reduced flow, and moisture staining on walls or ceilings. Early detection is critical — a slow leak inside a wall can cause AED 20,000+ in structural damage.
