Why Is My AC Leaking Water?
AC water leaks in Dubai are almost always caused by one of these five issues:
- Blocked drain line: The condensate drain line becomes clogged with algae, mould, or debris, causing water to back up and overflow.
- Frozen evaporator coils: Restricted airflow (usually a dirty filter) causes coils to freeze; when they thaw, excess water overwhelms the drain pan.
- Damaged or rusted drain pan: Over time, the drain pan can crack or corrode, allowing water to escape before reaching the drain line.
- Low refrigerant: Insufficient refrigerant lowers pressure in the system, causing coils to freeze and subsequently leak.
- Improper installation: If your unit is not level, water may not reach the drain outlet correctly.
Immediate Steps to Take
If your AC is leaking, turn it off immediately to prevent further water damage. Place towels or a bucket to catch dripping water. Call a professional — do not attempt to open the unit yourself as this can void warranties.

- Change or clean filters every 4–6 weeks in Dubai
- Schedule bi-annual professional servicing
- Ensure drain lines are flushed annually
- Check your drain pan for cracks during each service visit
